Thanks - I haven't looked at IYR in a long time. This probably pays out a decent dividend too - over time that is a big factor in the return.

Thank you Tim, very kind and a great point. "...stockholders of record on Friday, September 26th will be paid a dividend of 0.63 per share on Tuesday, September 30th. This represents a $2.52 annualized dividend and a dividend yield of 3.64%. The ex-dividend date is Wednesday, September 24th". ETF outflows last week was 144mil. Cheers, Panos
